The Villa Hartenau - Background

Since the city of Graz removed the girls' hostel from Villa Hartenau in 2005, the time-honored building on the corner of Leechgasse and Hartenaugasse has stood empty and the property has become increasingly neglected. This is not good for the cityscape or the high quality of living in Geidorf. The idea of giving the listed villa a new use under the name DAS HARTENAU and adding another building to the spacious property is both architecturally ambitious and exciting. Many opportunities The redevelopment of the spacious site offers a range of opportunities for many parties. From an urban development perspective, new living space is being created in a very high-quality and attractive part of the city. At the same time, a traditional and listed building is being made usable again. For investors, the good price situation and the high demand in Geidorf are both a good prospect and a safeguard. The architectural idea and its surroundings
The middle-class residential district of Geidorf in Graz is characterized above all by the large number of architecturally interesting mansions and villas from the Gründerzeit period. They are characterized by two- to four-storey buildings on relatively large plots with a high proportion of greenery. The neighboring buildings on the Villa Hartenau site create a challenging starting position: to the west is a building with a total height of 22.5 meters, to the east a listed villa with a height of 12.5 meters.
